The Project
Ari is one of Bangkok’s most sought-after residential districts — a neighbourhood where mid-rise boutique developments attract buyers who want design-led interiors, not developer-standard paint. The Alom Ari Residence is exactly that kind of project: eight individual luxury units in a new-build development, each requiring a finish that could hold its own against high-end furniture, bespoke joinery, and the expectations of discerning buyers.
The brief was clear: the wall finishes needed to feel considered and material — not painted. The developer wanted surfaces that referenced natural stone and textile, without the weight, cost, or limitations of the real thing.
The answer was a combination of two Silk Plaster systems: Mixart 025 Liquid Stone for the primary living and reception surfaces, and Master Silk MS 164 for bedroom and ceiling applications. Together, they covered 1,328 square metres across all eight units — completed within a ten-week window between October and December 2025.
Why Mixart 025?
Mixart is Silk Plaster’s decorative art stone system — a ready-to-apply textured coating that replicates the visual and tactile depth of natural stone without requiring the substrate preparation, weight load, or specialist stonework that natural stone demands. The 025 formulation is the standard residential grade: fine aggregate, mineral pigment base, designed for large interior wall surfaces where consistency across repeat units is critical.
On a project like Alom Ari — eight units, same specification, tight programme — consistency is everything. A natural stone feature wall in unit 1 will look different from unit 3 if the material isn’t batch-controlled and the application isn’t repeatable. With Mixart 025, the factory-prepared base means the starting point is the same every time. The applicator controls texture and depth; the formulation controls colour and aggregate distribution.
For the developer, this solved a practical problem that bespoke stone or Italian decorative plasters cannot: the ability to specify a finish in unit 1 and replicate it confidently across all eight, without sourcing risk or batch variation. Also the Mixart 025 is much faster in terms of installation compared to microcement installation or Venetian plaster, giving the competitive advantage and confidence in durability.

Why Master Silk MS 164?
MS 164 is a silk-effect liquid wallpaper — a cellulose and textile fibre blend that applies like plaster but reads on the surface like woven fabric. In the bedrooms and secondary spaces at Alom Ari, it provided contrast to the heavier stone texture of Mixart: a softer, more tactile finish that suited the residential character of sleeping areas.
The practical argument for liquid wallpaper in multi-unit residential is one that developers and contractors increasingly understand: repairability. A scuffed or damaged silk plaster wall can be spot-repaired invisibly, re-wet and re-trowelled on the affected area. Sheet wallpaper, by contrast, cannot be seamlessly patched once damaged — and in a development where units may sit unsold or rental-damaged for months, that matters commercially.
At 166 m² per unit, the MS 164 application in bedrooms and secondary areas accounted for a substantial portion of the total coverage — bringing the combined Mixart + MS 164 programme to 1,328 m² across the complete development.
Programme and Delivery
The full ten-week programme — October to December 2025 — covered all eight units sequentially, allowing Mixart base coats to cure in completed units while application continued in subsequent ones. This phased approach is standard on multi-unit residential and allows the developer to begin snagging and interior fit-out in finished units before the final unit is handed over.
At 1,328 m² total, this represents one of the larger single-development applications of Silk Plaster systems in Southeast Asia to date. Both Mixart 025 and MS 164 were supplied factory-ready, eliminating on-site mixing and reducing the margin for batch inconsistency across a ten-week, multi-unit programme.
